I'm a real estate investor and I look at every transaction as an investment, whether it is for myself or one of my clients. You make money in real estate when you buy. I hunt for bargains and negotiate aggressively because the easiest way to create equity is to pay less than what something is worth. You might be hearing that it is a horrible real estate market. Sure... IF you are selling and not buying. But if you are a renter, a buyer, an investor, or looking to upgrade to a bigger home, now is a GREAT time to buy! Prices are low, rates are low. Of course, you may have a home to sell for 10-20% less than what it could have sold for a couple years ago, but you can more than make up for that difference when you buy a bigger, more expensive home. I know it is hard, but imagine selling your $200K home for $180K, 10% less than what it would have sold for 2-3 years ago. Then imagine buying a $300K home for 10% less, $270K. A difference of $90K. Some say to wait to sell until it is a more balanced market, but then your $200K home will sell for $200K and the $300K home will sell for $300K, a difference of $100K. Would you rather move into a bigger home for $90K more or $100K more?!? And at the same time, you could also lower your interest rate and save money!

If you are thinking of selling, consider another scenario to take advantage of this buyers' market... have your current home for sale, for lease, or for lease with an option to buy! Have an online ad to rent your house, and when you have a long term tenant signed up, go find a great bargain on your next home. When the tenant moves out in a year or two or three, it should be a better time to sell, or even better, keep renting it! Don't want to be a landlord? Hire a property management company and just collect rent checks! I've been renting one of my past homes for over 9 years and every month it puts money in my pocket and continues to appreciate, even in this market, because it's in a great area.
