Information for Sellers
With my experience in home improvement, remodeling, and staging, I advise sellers how
to improve their homes, get their home ready to sell, and get more money for it. I also pride myself in being able to research any property, in any condition, in any area, to determine a range of its true market value, because pricing a property is the most important factor in selling. There is a well known statistic in the real estate industry that the higher a property is priced above its true market value, the longer it takes to sell AND for less money than if the property been priced appropriately from the first day on the market.
Many people select an agent based on their suggested list price and pick the agent with the highest number. I will not overprice a house just to get the listing as many agents
are doing today. I don't want to waste my time or my clients' time, and
for them to be disappointed later and left with a stale house that
hasn't sold. My goal is to help sellers get the most money in the lease
amount of time with the least amount of hassle.
I work hard to keep my sellers informed of the current market. I like to setup each seller with a Client Portal website that shows the competition of the homes that are currently for sale in the area and in the same price range. The website also shows the comparable homes that are currently pending and homes that have recently sold. Buyers will be looking at this same information when comparing my seller's home to other homes in the area.
